An exciting opportunity to join our fast paced, high-growth, serviced property business, in the corporate and leisure sector in Southampton, London, Poole and Newbury. As a result of sustained growth we are looking for a Property Maintenance Technician.

Property Maintenance Technician Responsibilities

To deliver a high quality and highly responsive service that continues to maintain our reputation as the go to place for premium staycation. The role will take responsibility for ensuring that all aspects of maintenance across our collection of properties is prioritised appropriately and completed in a timely manner, to ensure that our guests’ experience is the best it can possibly be. Reporting to our Operations Manager, you will also have internal customers to consider – our Guest Services team, who will take responsibility to check in our guests and manage all aspects of our guests’ stay. The holder of this position will need to utilise a mix of both deploying outsourced teams but also working to tight deadlines to get the job completed themselves. Possibility of a full time role for the right candidate if willing to travel to different sites.

Work with Operations Manager to prioritise maintenance tasks on a day-to-day basis.

Engage with outsourced suppliers (especially those with specialist skills or experience) and build a preferred supplier list.

Invoicing to be processed and chased after works have been carried out. Process invoice, add to maintenance statement and Xero. Manage invoices alongside Finance to make sure payments made on due date.

Complete check out checks and liaise with guests on any damages or issues after their stay. Follow this through booking channel for compensation, liaise with owner as and when required.

Property hand back for seasonal properties, check out process and owner hand back.

Manage the Maintenance Tracker for planned maintenance and reactive maintenance.

Attend weekly house checks for properties which are vacant taking advantage of time to complete works before guest stays.

Manage planned maintenance activities; Bin collection (recycling, general and garden waste), BBQ Cleaning, Window Cleaning, Garden Maintenance, Garden Watering, Pool/Hot Tub cleaning, Decorating, and Jet Washing.

Respond to reactive/unplanned maintenance tasks with appropriate urgency depending on issue i.e Hot water/Heating issue priority 1.

Liaise with Owners/Agents on reactive/unplanned maintenance for sign-off/approval in writing before job is carried out.

Key/Permit management, making sure all keys have a master and each property has copies of keys, tagged and minimum 2 x guest keys.

Liaise with Sales/Reservations for blocking calendars for maintenance works or issues. Communicate any issues to Guest Services for imminent guest arrivals.

For jobs that are deemed to be insourced, allow sufficient time to attend the relevant properties and work alone or as part of a wider team to complete the maintenance tasks, as required.

New property Set-up to go-live long term or seasonal. Completion of a maintenance checklist but also procurement and installation of certain furniture items, as required (Project Plan).) for each property, electrical safety certificates, gas safety certificates and all H&S actions.

Arrange and manage full inventory of new properties and 6-month inventories for long term properties.

H&S Certification; Gas Safety check and certification (Annual), Electrical Safety check and certification (5 Years), Insurance (Annual)

Essential experience:

UK driving license and car/van

5 + years in property management

2 + years in a supervisory role, with experience in engaging outsourced suppliers

Property Management Software: 1 year (required)

Willing to travel to various Areas as required
